Edinburgh’s Flooring & Stair Nosing Specialists

This is an exceptionally well run company. All their staff are on the ball, are courteous, professional and efficient. Their systems are also very good. I am in my late 70s and have been dealing with countless companies over the past decades and this, without question, is one of the best. A special mention to Ruth, Dan, Ben and Tim.

It was so refreshing to have a company that does what it says on the tin! From start to finish we had excellent customer service, communication from Ruth in the office and Dan, Ben and Aaron laying our new floor in our hall and kitchen. All done on time, removing all the old flooring tiles and laying our new flooring. What a transformation! We would have no hesitation on recommending Rocks Property to fit your new floor.

I'm absolutely delighted with the work Dan and Ben have completed in my house. For reference, pictures attached - before and after. First point: they were on time, efficient, friendly, kind. Second point: considerate, kept me updated, tidy, super fast but still incredibly perfect! And the last point (last but not least): they tidied up, cleaned and spoke to me before they left the house. I can't recommend them enough. Thanks guys, you made me really happy!

Having previously been recommended RPR for flooring, Tim and the team recently transformed our flat to provide more functional storage ahead of our son being born. This involved fitted wardrobes in three bedrooms, additional storage and shelving in the master bedroom, and new cupboards with shoe storage and wine rack in the hall. The work was carried out while we were on holiday. The team kept us updated throughout and the property was completed in perfect condition for our return home. It meant we did not have to move house which reduced stress significantly. Thank you RPR

Tim and his team worked closely with us and helped design and install an amazing kitchen. Tim kept us updated with plans through it all and did everything to keep on track.

Excellent jobs completed. Very friendly and professional. Very good experience with the team. From the pre-installation visit Dan showed a 100% professional input into the jobs to be done and a lot of knowledge. As promised although the fitting was scheduled for three days it only took two days to complete and Dan, Ben and Aaron made sure that flooring, skirting boards and every other detail was completed to a high standard. I could not recommend Rocks Property Restoration more, for peace of mind and pre/post customer service I’d rate them on top.

Dan and Ben were amazing in getting my gorgeous floor in for me asap so I could move into my new place!

Great job from Dan and Ben (photos before and after). Particularly appreciated their willingness to talk me through various parts of the work, their effort to keep the place as clean as possible and tidied at the end of the days, and their attention to detail. Thanks team!

The Rocks guys have done my house and our showroom, recommend them highly for residential and commercial, complete professionals and their work speaks for themselves

We used Rocks Property Restoration to tile our kitchen wall. The tiles we picked had an unusual bevelled curved to them, making them difficult to work with! However, Tim and Sami soon got to work and the job was completed professionally, in no time at all. We are delighted with the end result. Such a professional company, from start to finish. We will certainly use Rocks again and extend our thanks. Jim

Thank you to Dan and Ben who fitted our new herringbone flooring. The guys provided a very professional service, offered great advice and were very clean and tidy workers. A fantastic job and I would not hesitate to recommend this service. Thank you.

Did a great job installing wooden flooring and the work was carried out in a very professional manner. From start to finish I always felt welcome to ask any questions or make additional requests for the job along the way. I definitely recommend this company if you’re looking for good communication and workers who are passionate about what they do.

We're so pleased with the work Rocks Property Restoration has completed. They were so quick to respond to our initial enquiry and the came out and quoted within a couple of days. We booked them in without hesitation. Tim was so professional and provided us with good, thoughtful solutions to some more challenging aspects of the project. The floor was fitted after a few visits and it is a world of improvement to our home. We're so pleased with the end result. We can't thank Tim and the team enough for their effort and expertise. Would recommend to anyone looking for new flooring!

Great company to work with from start to finish. Dan and Chris did a fab job and I would highly recommend them.

Communication was excellent throughout. The itemised costing meant we could tailor the job with no unexpected costs. Tim's personal attention throughout the job was really appreciated and all the staff were polite and friendly. The start date was flexible to our needs and the work was completed swiftly. We were delighted with the new engineered wood floor and skirting. We would certainly use Rocks Property Restoration again.

Fantastic job. Living room flooring laid with herringbone engineered Pyrenees oak. Looks great and the guys were friendly and helpful.

Really happy with the quality of the installation from rocks property restoration, they were professional from start to finish and provided a really good service. Our floor is literally perfect and there are no flaws! The guys fitting it were really friendly and if they had to make a decision on something, they consulted us and advised what would work best. Would definitely recommend to anyone looking for new flooring!

Nick and Dan did a great job of installing our flooring. Excellent communication, they arrived early and stayed until the job was done. Wouldn't hesitate to use Rocks again.

Delighted with our floor, it looks beautiful. Installed efficiently by Dan and Nick and very easy to deal with. Tim was very helpful getting it all organised. Definitely recommend.

We had a fantastic experience with Tim, Nick, Sean and the team who laid wooden flooring across the bulk of our downstairs rooms. From the outset Tim and team were clear and friendly and explained everything. The guys turned up on time, worked quickly and the finish was excellent. After a bad experience with previous flooring we were anxious to make sure the issues didn’t repeat, but we couldn’t be happier! We couldn’t fault it and highly recommend!

Recently had a herringbone floor fitted throughout most of my down stairs. The guys fitted it quicker than expected, were very professional, and very friendly, and obviously the floors look great. Very happy with the service all round.

I recently had new herringbone flooring fitted throughout my flat by Rocks Property Restoration and I couldn’t be happier with the result. The team were super friendly and professional and even managed to get the job done ahead of the advised time scale. Special thanks to Nick, Dan, and Sean for being so lovely on site and taking such great care of the flat! Thanks guys 🙂

Thanks Nick, Dan & Sean - floor looks great!

We are really pleased with our new engineered flooring. Rocks property fitted it quickly and professionally, and we’re able to accommodate our tight schedule which was a plus. I would highly recommend using this company for similar projects. Thank you!

Successfully laid our new herringbone flooring and completed the job with care, detail and attention. Tim and the crew at Rocks Property are professional and friendly in their approach, taking time to chat with customers throughout a job and checking satisfaction. Would definitely recommend for all flooring needs.

I would have no hesitation in recommending Rocks Property Restoration for any flooring requirements. I am just sorry I don’t have a bigger house to showcase more of their great skills! I went away on holiday and left Tim and his team to install oak wood herringbone flooring to my lounge and limed oak laminate to my bedroom and when I returned I got such a wonderful surprise at the amazing job they had done and how clean and tidy they had left my property. Tim was very professional and polite and friendly and a pleasure to deal with. Nothing was too much trouble. He even arranged last minute installation of new radiators prior to the new floors being laid. His prices are also very competitive and he made it all a very pleasant, easy process in advising me of various local suppliers to choose from. I hope to use their services again in the future.

Can't recommend Tim at Rocks Property Restoration highly enough. Without doubt the best tradesman I have ever dealt with (and I have dealt with many!) as he is so professional and did such a wonderful job on my kitchen oak flooring. Tim was on time, cleared up after himself too, and has made up for all the terrible tradespeople that I have dealt with in the past who don't take pride in their work like Tim does. Can't fault Rocks Property's professional service and I'm hoping I can use their services again soon. Having shopped around and done my research, they are extremely good value too. Definitely ⭐⭐️⭐️⭐️⭐️!

We employed Tim and his team to install some engineered wood herringbone bought from the Wooden Floor Store in Edinburgh in our livingroom and dining room, and we are over the moon with it! Tim and his team were very quick and installed the flooring to a very high standard. I think the photos speak for themselves!! Thanks Tim!

I have used Rocks twice - once to lay some laminate flooring and them some tiling. The workmen were very professional and efficient cleaning up thoroughly when the jobs were completed. Good value too!

Rocks Property Restoration fitted a wraparound tile splashback for us and did a great job. Work was done quickly and professionally. Highly recommend.

Delighted with the work by Tim with no problem recommending him.

Tim and his colleague, Fynn were fantastic. Extremely professional, polite, courteous and tidy. They are highly skilled and left the house having fully cleaned up after themselves. They were respectful and accommodating towards our concerns about noise and did a lot of the cutting indoors so as to not disturb our neighbours. We love our new floors and are happy with the price. Thank you guys - we would absolutely use you again !

Tim was extremely professional. He laid parquet flooring throughout my new property. The quality of the work was excellent. He was always on time and finished the job more quickly than expected. The flooring looks incredible. I would definitely recommend using this business.
